Waterproof LVP and LVT flooring from the family owned Los Altos showroom serving the Bay Area.
PKS Interiors is a go-to luxury vinyl store for Bay Area homeowners, landlords and property managers. Our Los Altos showroom at 335 1st St is easy to find in downtown, just steps from the Village and a short drive from Rancho Shopping Center.
Luxury vinyl is the fastest growing flooring category in the country, and for good reason. Today's LVP looks nearly identical to real hardwood, handles water like a champ, and holds up to pets, kids, dropped pans, and everything else daily life throws at it. LVT does the same thing with a tile or stone look, perfect for bathrooms, entryways, and modern kitchens.
Whether you want the warmth of a wood-look plank, the clean lines of stone-look tile, or a fully waterproof option for a kitchen remodel, we'll help you find exactly what your space needs.

Not all luxury vinyl is built the same. The core layer is what determines how it feels underfoot and how well it holds up.
SPC (Stone Plastic Composite). Denser, harder, and more rigid. Best for high-traffic areas, kitchens, and rooms with uneven subfloors. Most waterproof LVP uses an SPC core. Feels firmer underfoot, more like real tile.
WPC (Wood Plastic Composite). Softer and quieter underfoot. A bit more forgiving to stand on for long periods. Great for kitchens and living areas where comfort matters.
Most modern LVP brands offer both. If you're on concrete slab (common in Eichler homes and newer Bay Area builds), SPC is usually the better pick. If you want a softer feel in a living space, WPC wins.
Kitchens. Waterproof LVP is a dream here. Handles spills, dishwasher leaks, and dropped pans without damage. Wood-look planks feel warmer than tile underfoot.
Bathrooms. LVT with a stone or ceramic look gives you the high-end bathroom aesthetic without the cost or cold feel of real tile. Fully waterproof so moisture isn't a concern.
Living rooms and family rooms. Wide-plank LVP brings the look of real hardwood at a fraction of the price. Handles kid and pet wear without scratching.
Bedrooms. Quieter and softer underfoot than tile. Easy to pair with area rugs.
Basements and lower levels. LVP is the right pick for below-grade spaces where moisture can creep in. SPC core specifically handles concrete slabs beautifully.
Mudrooms and entryways. Waterproof LVP laughs off wet shoes, muddy paws, and rainy days in the Bay Area.
Rental properties. LVP has quietly become the #1 flooring for Bay Area rentals. Affordable, durable, waterproof, and looks high-end.

Most modern luxury vinyl is fully waterproof, especially SPC-core LVP from brands like COREtec and Mohawk. Some older-style or budget LVP lines are water-resistant but not fully waterproof. If you're installing in a kitchen, bathroom, or basement, ask us about fully waterproof options specifically.
Both are great, but they serve different needs. LVP is fully waterproof and softer underfoot, making it the better pick for kitchens, bathrooms, basements, and rentals. Laminate feels more like real wood and costs a bit less. For bedrooms and living rooms, both work beautifully.
Look for LVP with a thicker wear layer (20 mil or higher) and an SPC core. These handle claws, dropped toys, spills, and general chaos without showing damage. COREtec, Mohawk, and Mannington Adura all have pet-friendly lines worth looking at.
